Why do I need a Home Inspection?

Because a house is typically the biggest thing a person will buy in their lifetime, it is important to fully understand the property and its condition. When buying or selling a house, a Home Inspection Report can be the single most useful tool to help you make a fully informed decision.

What exactly IS a Home Inspection?

A Home Inspection is a visual, non-invasive inspection of the pertinent areas of a property. An inspection is visual, so if the inspector cannot see something, it cannot be reported or commented upon. For example, areas hidden behind walls cannot be seen and thus, these areas cannot be commented upon. An inspection is non-invasive, meaning we do not take things apart, we do not put holes in walls, floors or ceiling, and we do not open anything not deemed necessary.

A Home Inspector will look for evidence of any hidden issues, if possible. While it may not be possible to see hidden areas, we may be able to see evidence of issues nonetheless. For example, cracks on the foundation walls may be evidence of a larger, structural issue, or moisture stains on a bedroom ceiling may be evidence of a roof leak.

A Home Inspection is also a snapshot in time. We can only comment upon the conditions we observed during the actual inspection. If we do not see it, we cannot report upon it. Likewise, if any reported conditions change on the property, we cannot be held responsible for any issues resulting from said changes. For example, if a tree were to fall on the home after our inspection, we cannot be held responsible for any damages from that tree.

On any given property, we inspect most areas of the grounds, the roof, the exterior, the garage (if applicable), the interior, the structure, the plumbing, the HVAC, and the electrical. There are limitations and restriction on inspecting most of these areas, to account for the inspector’s own limitations and restrictions.

We do not inspect for cosmetic purposes. An inspection is not a warranty, is not a guarantee, or is it any kind of an insurance policy. It also does not reflect the value of the property. Any reported ages of any installed equipment is not any indication of its future lifespan.

What do I get from my Home Inspection?

You will receive a written Property Inspection Report, in the form of a printable PDF file, typically within 24 hours of your Inspection.

Absolutely not! Anything uncovered at an inspection can be used in your decision about what ultimately you do with the property. What should I do after I receive my Property Inspection Report?

Read it completely. If you do not understand anything in the report, call us to have us clarify it. We want you to make the most of the information in your report!
